Garage Doors in Fairmont, OntarioAn old opener, brought up to date.

Many openers still running in Fairmont predate photo-eyes and rolling-code remotes. Replacing one brings a quieter motor, a battery backup for power cuts, sensors that stop the door for a child or a pet, and remotes that cannot be copied from the driveway, all installed and tested in a single visit.

Have your Fairmont garage door assessed at the house.

When a garage door in Fairmont has stopped, the household is usually stuck too, so we organise the day around getting the door moving safely. The technician clears the fault, checks the rest of the door so the next part does not follow, and explains what he did before he drives away.

Garage door services

Repairs and new doors

A garage door in Fairmont is really three systems working together: the door and its panels, the springs and hardware that carry the weight, and the opener that does the lifting. Our services are organised the same way, so you can find help for the part that is giving trouble.

Repairs

Repair & Maintenance

Whether the door was hit, has drifted out of alignment or has simply grown loud and tired, the work in this group aims at the same result: a door that runs smoothly, seals properly and does not need thinking about.

Springs

Springs & Hardware

The heaviest part of our trade is quiet when it is done right. A door with correctly sized springs, sound cables and bearings that turn freely rises with two fingers, and that is the result every hardware service here is aimed at.

2021 census · what it means at the door

  • 52%Older homes

About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.

Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.

  • 49%

Single-detached houses make up about 49% of homes in London (2021 Census).

Where housing types are mixed, some doors belong entirely to the homeowner and others are subject to a condo corporation's rules on colour and style. Before recommending a replacement door we ask who has a say, so the door chosen is one that can actually be installed.

Which fix fits?

The garage doubles as a workshop, and with the heater running the floor near the door stays cold and the draft finds your ankles at the bench. The usual fix

UsuallyGarage Door Bottom Seal Replacement

WhyThe bottom seal is one part of a weather line that runs all the way round the door.

After a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step. The usual fix

WhyThe skill in this job is in the position of the fin.

Watching from inside as the door opens, you can see the gap between the second and third panels open up on one side as they turn the corner into the ceiling…The usual fix

UsuallyGarage Door Track Repair or Replacement

WhyThe track is the pair of steel channels that guide every roller on a sectional garage door: a vertical run fixed to each jamb, a curve overhead, and a horizontal run hung from the ceiling.

The seal looks fine, so why is there still daylight under the door?

A seal can look intact and still have taken a permanent set, so the bulb no longer springs up to fill the gap. Otherwise the gap belongs to something else: a door hanging out of level, a bowed bottom section, a floor that has settled at one end, or an opener down limit set so the door stops short. The first look during the visit sorts these apart so the fix goes to the right place.

Does new weatherstrip make the door any quieter when it opens and closes?

A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.

Is the bracket at the bottom corner a hinge too?

No, and it is the one piece of hardware on the door that stays untouched during hinge work. The bottom bracket in each lower corner holds the bottom roller and anchors the lift cable, so it carries spring tension whenever the springs are wound. Many manufacturers fit tamper-resistant fasteners there. Changing a bottom bracket means unloading the springs first, which is a separate job with its own method.

What does track radius mean, and does it matter for a replacement piece?

The radius is the size of the curve where the track turns from vertical to horizontal, typically 12 or 15 inches on two-inch residential track. It fixes how high the door climbs before it turns and how much headroom is needed, and the cable drums and spring setup are chosen around it. A replacement curve has to match the other side, otherwise the door meets the horizontal run at different heights and twists as it opens.

Can a cable be too long or too short for the door?

Yes, and both cause trouble. A cable that is too long runs out of drum groove and starts a second layer over the first, which wears it and throws the balance off near the top of travel. A cable that is too short leaves the door hanging out of level or the drum without a secure wrap. The correct length comes from the door height, the drum and the lift type, so the technician measures rather than guesses.
