The report records the door and opener models, the spring type, the condition of every wearing part and the results of the balance and safety tests, all against a date. The door is only as good as what it hangs from and closes against. The technician checks the header for sagging where the spring anchor and opener bracket carry their loads, the jambs for soft or split wood where the track brackets bite, and the floor for a lip, heave or ridge that stops the bottom section early. The bottom seal and perimeter weatherstrip are examined for splits, hardening and daylight, since a seal that drags or freezes down puts strain on the counterbalance and the opener. Where a fastener has pulled loose from the framing, that is noted as a repair item rather than tightened into wood that will not hold it.
Controls, release and lock
Each way of operating the door is tried in turn: the wall control, every remote the household uses, the keypad if there is one, and the lock or vacation button that disables the remotes. The technician checks that the wall control is mounted out of a small child's reach and within sight of the door, that batteries are fresh, and that the manual release cord hangs within reach with its handle intact and releases and re-engages the trolley cleanly. Any manual slide lock on the door is checked to make sure it is disengaged, since a door locked by hand while the opener is connected is a common cause of a bent rail.
Signs that call for a visit before the next scheduled one
A few things are worth a call the day you notice them: a door that hangs crooked or stops part-way; a cable that looks slack, frayed or wrapped where it should not be; a gap in a torsion spring coil; a door that suddenly feels heavy on the manual release; an opener that reverses for no reason after the photo eyes are wiped; or a deep dent, one from an impact, or one dragging in the track. In each case, leave the door as it is, keep people and vehicles clear, and use another door until it has been looked at. A small cosmetic dent that leaves the door running smoothly can wait for the planned appointment.

Should I have the door inspected when buying a house?
It answers the questions a home inspection leaves open. A general inspector confirms the door opens and closes; a door technician records the make and age of the hardware, how much life the springs and cables appear to have, whether the safety devices pass, and what to budget for. For a seller, the same report settles a buyer's questions before they are asked and shows the door was cared for.
What information helps when I call to book?
Whether the door is single or double and roughly how tall; whether there is a spring on a shaft above the opening or springs along the tracks; the opener make if you can see it; how many doors need looking at; what prompted the call and when it began; and whether anything happened to the door lately. A photo of the opener label and of the spring area is a useful extra.
Why does my door reverse on the way down for no reason?
Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn.
